Committed To Excellence

Real estate is an industry that is constantly evolving and as realtors we are always working to make sure we are up-to-date on new rules and developments in the towns that we serve.

Here are just a few of the additional training and learning that the team at Green Light Real Estate has completed recently. We’re always learning, always developing and practicing skills and ideas that help our buyer and seller clients get the best price, with the best terms, and with the least stress. It’s all part of how we’re the most loved and most professional real estate brokerage in Vermont.

How it helps our clients

Assistance Animals and Fair Housing

Navigating the rules around assistance animals can feel overwhelming for property owners, but we are here to help. Our agents took a specialized course to make sure your investments are well-protected and always follow Fair Housing laws. With this training, we can confidently check accommodation requests, avoid costly legal mistakes, and ensure all tenants get fair and equal access to housing. We handle the complicated details so you can have total peace of mind.

Property Inspection Issues

For Buyers

Buying a home is a major investment, and we are here to protect it. Our team makes sure you never miss an important deadline by carefully managing your home inspection timeline. We look beyond the surface to figure out if you need specialized inspections, ensuring you know exactly what you are buying before you officially close the deal.

For Sellers

Selling your home requires a good strategy and complete honesty. We guide you smoothly through your legal paperwork, help you get your property ready for the buyer's inspector, and handle repair negotiations for you. Our main goal is to protect your profits and keep your sale moving forward without any delays.

Ethical Excellence: Raising the Bar

All Realtors agree to follow the Code of Ethics. That’s just checking a box saying that you’ll do it. This real estate specific ethics class went deep into specific practices, and included examples of what is and isn’t ethical. Sure, some of it was common sense. But after having taken this course, we’ve already had numerous occasions to review and cite the Code of Ethics in efforts to make sure that all agents are playing fair, and all agents are operating in the best interest of their clients.

Preparing a Market Analysis–Best Practices

It can be tempting to “phone it in”, and get a valuation from an online estimate. That’s a huge mistake, and can cost a buyer or seller tens of thousands of dollars. This course gets deeper into best practices of valuation. Real, pen and paper, digging into the sales, making adjustments, considering the market cycle and local real estate stats, and more. This was a really beneficial course!

Demystifying FEMA and Floodplain Maps

Vermont's beautiful landscape requires special knowledge to navigate safely. Thanks to training from state river experts, our team knows exactly how to read flood hazard and river corridor maps to figure out if a property is at risk.

We use this training to guide you through the rules of the National Flood Insurance Program and make sure your property matches all local and state regulations. Working with us means you have a team that truly understands how rivers behave and has a direct connection to regional floodplain managers to keep your investment safe.

Accredited Buyers Representative

Many of the Green Light team already have this designation. It’s still fantastic content. Topics covered in this 16 hour training included educating clients, negotiating for best terms for buyer clients, finding hidden resources, and overall just delivering the absolute highest level of professionalism and expertise for buyer clients.

Serving the Unique Needs of the Senior Market

Moving out of a long-time family home requires more than just standard real estate services—it takes a team that truly understands the unique needs of older adults. We have dedicated ourselves to learning the best ways to handle the challenges that come with downsizing or transitioning to a new living situation. Our team provides the patient guidance and deep market knowledge necessary to make these moves go smoothly. We are here to make sure our clients are treated with the utmost respect and care every single step of the way.

Vermont State Energy Goals

This class focused on the Vermont State Energy Goals and what we as realtors can do to help achieve those goals. For all of our eco-conscious clients we’re prepared to work with you to help achieve those goals.

Wholesaling Uncovered: Risks, Laws, and Real Estate Realities

In a market where "wholesaling" is on the rise, property owners face a growing number of legal and financial traps. Our team closely tracks these trends and fully understands the complicated rules and ethical concerns around wholesaling. We use this knowledge to fiercely protect your money and your property rights. Working with us ensures you never get caught in unfair setups and always get the true market value you deserve.

Taking the Distress Out of Distressed Properties

While foreclosures and short sales are not as common as they used to be, handling them still takes a lot of special training. Our team has learned directly from industry experts who have spent their careers mastering these tricky situations.

For sellers facing hard times, we provide a caring and smart lifeline to help you look into short sales and protect you from foreclosure. For buyers and investors, we find unique market opportunities while carefully handling the strict rules set by banks. We know exactly how to bring homeowners, buyers, and financial institutions together to turn a stressful situation into a success.

Pricing Strategy Advisor Certification

Pricing your home correctly or making the right offer is the most important part of your real estate success. As certified Pricing Strategy Advisors, our team brings a high level of expertise to figuring out your property's true market value.

We go far beyond automated online estimates. Instead, we look at the exact building blocks of a home valuation by choosing the best comparable properties and looking at real-time market trends like supply and demand. Working with us means your pricing plan is backed by solid data, designed to protect your profits, and built to stand up to tough bank appraisals.

Fair Housing Bias Override: Overcoming Barriers to Fair Housing

Fair housing is not just a legal rule for our team—it is a core value. By completing a national certification focused on overcoming barriers to fair housing, we have trained to spot and stop hidden biases that can slip into everyday real estate business. This training helps us understand how people think and communicate. It ensures that every single client we represent receives the exact same high standard of equal, excellent service. This protects your transaction from mistakes and helps us build a stronger, more welcoming community together.

Easements For Agents

Property lines and access rights in Vermont can be incredibly complicated. Because easements can permanently change a property’s value and how you use your land, our team has completed advanced training on Vermont easement law.

We know how to find and understand different types of land rights, whether they are officially written down or just implied by years of use, before you buy or sell. From looking over private road maintenance agreements to spotting vague property descriptions or neighbor boundary issues, we do a deep dive into the property records. Working with us means your property rights are fully protected, and there are zero surprises after you close the deal.
