But with so many options available, from online self-paced courses to live virtual classrooms, navigating the choices can be a bit overwhelming. 40 Hour Pre-Licensing Course
There are a few ways to take the 40 hour pre-licensing course to start your career as a real estate agent in Vermont. The course itself is probably not the thing you’re most looking forward to, but it’s really not that bad. As of publication of tis article the next pre-licensing course starts on November 18, 2025. Options
Vermont Association of Realtors offers 40 hour pre-licensing courses throughout the year. The best advice is to check the Education page on their website for dates and times. Some of the offerings are in person, and others are on Zoom. VAR gets top notch instructors, and they’re a great resource not only to make it through the required coursework, but also to help prepare you for passing the national and Vermont real estate exams.
The format isn’t always the same. Sometimes they do five 8 hour days in the same week. Sometimes they split it into two weeks. We’ve even seen them do evening blocks and spread the course out over a longer period of time. Actually, VAR does a good job accommodating different schedules. It isn’t always practical to miss a week of work or family time.
Another great option, especially if you’re looking for live instruction, is to visit the Randy Mayhew School of Real Estate. Randy’s a great teacher, and he’s helped lots of people start their career in real estate in Vermont. Here’s a link to Randy’s site. I’ll say this…the website maybe isn’t the freshest, but Randy’s a great instructor.
Looking to cover the 40 hours on your own schedule, on your own time? The two most common sites are Colibri and Dearborn. They’re very flexible, you can get through the modules completely on your own time, which is an advantage. One disadvantage might be that you have to hold yourself accountable and actually get through the content. If you’re the type of person who would take 6 months to get through 40 hours of content, then this might not be the best option for you.
Another disadvantage with the on your own 40 hour pre-licensing course in Vermont is that you won’t have someone to ask questions, or a class of aspiring real estate agents to start to connect with.
But…all of these options work.
Tips For Training To Get Your Real Estate License
Don’t make it a big deal. All you have to do is know the material, and pass the exam. Educators out there aren’t going to like this, but…just pass the test. People who get through the course quickly, and sign up for the exam as soon as they can, get started in their careers sooner. Don’t let the test psych you out.

Now it’s time to think about what real estate training programs in Vermont are going to help you to actually do well at your new chosen profession. You have a license? Great. If you don’t have clients, you’re not going to have any income, and you’re not going to last. Too blunt?
All of the prep work and studying that you’ve done have prepared you for…not much. Real estate agents who have access to training and business development that gets your career jump started have a LOT more success than those who just join a brokerage.
One great resource for real estate training programs is to have explicit training in “Working With Buyers” and “Working With Sellers”. Training programs like that are far more valuable and helpful for real estate agents who are starting out than the 40 hour pre-licensing class. Training like “Working With Buyers” and “Working With Sellers” will help you to have more confidence when you’re working with potential buyers and sellers. It’ll also help to make sure that you know the right things to do, and get more experience for you.
Does anyone care what a “novation” is? It might come up on your exam. What you care about is, how to write an offer that helps your buyer get into contract, without overpaying, or giving away contingencies, and also not looking dumb when you submit it to the listing agent.
