Protecting Consumers From Unfair Practices

This course lays out federal consumer protections in lots of areas, including predatory lending, fair housing laws, the now famous “buyer love letters” and much more. Being knowledgeable of these rules and protections help us keep our clients on the right side of the law, and of ethics.

Environmental Awareness and the Practice of Real Estate

Environmental awareness is becoming a big part of real estate transactions. This course covered efficiency, and renewable energy sources. Also included information on sources of funding and federal and state incentives for some of these desirable improvements.

Buyer Cancellation Rights and Seller Agent Best Practices

Wonderful course, taught by Randy Mayhew, of Woodstock, VT. He’s an attorney, and the content was at that level. Having taken this course, we’re now better able to write offers that are stronger for our clients, and to spot potential title and document problems that could derail a transaction. 

Ethical Excellence: Raising the Bar

All Realtors agree to follow the Code of Ethics. That’s just checking a box saying that you’ll do it. This real estate specific ethics class went deep into specific practices, and included examples of what is and isn’t ethical. Sure, some of it was common sense. But after having taken this course, we’ve already had numerous occasions to review and cite the Code of Ethics in efforts to make sure that all agents are playing fair, and all agents are operating in the best interest of their clients.

Preparing a Market Analysis–Best Practices

It can be tempting to “phone it in”, and get a valuation from an online estimate. That’s a huge mistake, and can cost a buyer or seller tens of thousands of dollars. This course get deeeeep into best practices of valuation. Real, pen and paper, digging into the sales, making adjustments, considering the market cycle and local real estate stats, and more. This was a really beneficial course!

Vermont Wetlands Identification and Regulation

If you thought there was detailed mapping of wetlands and buffer zones, if you thought that there were rigorous details about what can and can’t be developed, if you thought there was someone at the State that’s there to help guide Realtors as well as buyers and sellers…you were right! Green Mountain Association of Realtors put on a great symposium, and led by Shannon Morrison, Wetlands Ecologist at the Vermont DEC. Well done!

Accredited Buyers Representative

Many of the Green Light team already have this designation. It’s still fantastic content. Topics covered in this 16 hour training included educating clients, negotiating for best terms for buyer clients, finding hidden resources, and overall just delivering the absolute highest level of professionalism and expertise for buyer clients.

Seniors Real Estate Specialist Designation

Older buyers and sellers have different needs, different questions, concerns, and goals. This 12 hour course covered housing needs as well as finance, legal, estate planning, tax planning issues and much, much more.

Vermont State Energy Goals

This class focused on the Vermont State Energy Goals and what we as realtors can do to help achieve those goals. For all of our eco-conscious clients we’re prepared to work with you to help achieve those goals.
