TRY IT NO THANKS

      Montpelier

Montpelier is truly something unique. We’re talking about a state capital with only 8000 people, no McDonalds, and a community event called “All Species’ Day”. Nope, not kidding.

The downtown is vibrant, friendly, and energetic all year round. During the day, the mix of boutique stores and “everyday” stores is well-kept. Want some fun? Stop in at Woodbury Mountain Toys on a Saturday morning. You’ll get smiles from everyone there, and recommendations for kids of all ages.

Montpelier is a real “food” town. Being home to the New England Culinary Institute (NECI) helps. NECI operates a lunch/dinner restaurant (Main Street Bar and Grill) as well as a top notch bakery (La Brioche). Treat yourself to the wares of up and coming chefs.

Three Penny Taproom is a center of town activity. It's a quirky mix of hipsters, legislators, teachers, and everyone else. If there’s a good beer, you’ll get it here. Anything from the Alchemist in Waterbury to top flight independent beers across the country.  There's no pretension here, just good food (peanut butter and jalapeño burger? Yes!), good service, and fantastic beer.

Other great choices for families are Sarducci’s which overlooks the Winooski River, Julio’s, and J. Morgan’s Steakhouse. Or do this--just stop anyone you see in town, and ask for a recommendation.

Hubbard Park is right in town, and has trails, a reserved off-leash area for dogs, sledding, and a skating pond. Plus there’s the stone observation tower. Definitely worth seeing. For more leisurely recreation, go to a Vermont Mountaineers baseball game (New England Collegiate Basebal League). Tickets are cheap, the games are good, and Skip (the mascot) is highly entertaining.

Being the home of the state government, many people work in the state agencies that dot State Street (of course). Other main employers are National Life, Blue Cross Blue Shield, and Central Vermont Medical Center.

Montpelier’s neighborhoods have their own character. College Hill, The Meadow, Toy Town, The Barre-O. Even the names of the neighborhoods are fun.

Saturated with stately elegance and prominently poised at the head of Main Street, this aesthetically preserved property has been a respected historic landmark admired for generations. Constructed just after Montpelier was settled, the original 2 residences and barn were built and occupied by a well-known businessman and respected doctor. After several additions, remodels and renovations, the 2 front buildings have transitioned into The Inn at Montpelier and the rear barn building houses 10 fully furnished apartments. The white Federal and yellow Greek Revival homes that currently make up the 19-bedroom inn, offer numerous bedrooms, living rooms, dining rooms, a parlor, pantries, a large kitchen, wood burning fireplaces, porches and a relaxing wraparound veranda - space that holds various options and abundant potential! New owners can convert the homes back to single family residences or easily modify them to become multi-family properties and/or house air B&B's. At one point, a fine dining restaurant was run out of the property and all food & beverage service permits and licenses remain in place and current to serve 44 guests. Just imagine the many creative ways all of this square footage can be used! Excellently maintained, an in-town location that can't be beat with commercial zoning and plenty of off-street parking, this is a beautifully appealing property in so many ways! Apartment building can be included for $4,000,000.

This is an unusual opportunity to own one of the Grand Dames in Montpelier. On a street of beautiful homes, this one stands out, showcasing the days of Victorian grandeur. With its three-story turret, a restored carriage house and a paver driveway you can imagine carriages pulling up to the house. But unlike Victorian times, the carriage house and two apartments have been renovated to reflect the minimalist style of today. The main house with four bedrooms has been restored to the Victorian features of the house with new bathrooms and a large kitchen complete with an Aga stove. Every detail, including a backyard with stone walls and perennials have been restored with care to keep the character of the neighborhood and the home. What is so unique about this home is the ability to live in a prime neighborhood in Montpelier and have it help pay the mortgage. Due to the quality of the apartments they are in high demand. Location is key as it is close to downtown Montpelier and Vermont college. Live, work, play, and collect rents. It is possible to buy the carriage house separately. You should not miss this one of a kind opportunity.

On a corner lot across from the campus of Vermont College of Fine Arts, this 5288 square foot Queen Anne style wood-frame clapboard house was built in 1895. For many years this was known as Howland Hall and used as a dorm and then offices and program space for Vermont College. The current use since 2005 is a school. Many period details include a welcoming covered front porch with Tuscan columns, decorative wood shingles, bay windows, one-over-one sash and round arched windows. Many interior natural finish wood trim details remain. In 1990 and 1991 Freeman French Freeman Architects renovated the interior and added new wood doors, metal frames in many door openings, and added a firewall and door in the front entry hall. With three full floors of finished space this grand old home can accommodate a number of potential uses. The site includes six parking spaces in the parking lot off West Street. This lot includes shared access for 9 West Street. A second parking area off East State Street is used to park 5 cars and is the access point to a utility/storage area under the back of the building.
